unique opportunity to invest in the operating company (“OpCo”) of an established,
dynamic, full-service development business with an accomplished team, a diversified
revenue stream, a hedged engagement model, and a risk-mitigated growth plan. Investors’
financial upside in Adelaide will be two-fold: participation in OpCo-level profits generated
by deal-driven fee revenue streams, and higher GP-level equity returns from investing
alongside Adelaide in its own development and acquisition projects through Adelaide Real
Estate Holdings GP Fund I (“Fund”).

To date, Adelaide has focused on fee development work for high net-worth family offices. These projects have included urban and
suburban multifamily development, master planning, and for-sale luxury residential condos. Adelaide’s near-term focus is on suburban and urban for-rent multifamily development, multifamily acquisitions/value -add projects, and multifamily conversions.

Target markets include growth markets along the sunbelt including major Texas cities (Austin, Houston, and Dallas), Phoenix, AZ, and Denver, CO.

Adelaide’s long-term focus includes the expansion into additional markets and development of for-sale residential, horizontal land
development/master planning, student living and senior living.
